Preferred Home Inspector Lenexa KS

Preferred Home Inspector Lenexa KS.

Lenexa KS. has a long and rich history.

First in the 1930s as the Spinach Capital of the World and today as one of Money Magazine‘s best places to live in Kansas

Which isn’t surprising with Lenexa’s award-winning Shawnee Mission school district, low crime, easy access to I-35 and I-435 hwys, short distance to Kansas City, world-class restaurants, family friendly neighborhoods, open spaces, booming corporate environment, and diverse culture.

Lenexa is also known as the City of Festivals, home to the annual Lenexa Chili Challenge, the Lenexa Outdoor Concert Series, Paws In the Pool Pet Festival, Great Lenexa BBQ Battle, and even a tribute Spinach Festival.

But, before you fire up the grill, don’t forget to talk to a legacy home inspector so you don’t end up wishing you could throw your new Lenexa home on the “barbie” after you move in.

10 reasons Lenexa KS. Homebuyers And
Real Estate Investors Choose Bulldog Professional
Inspection Services As Their Preferred Home Inspector.

#1 If you change your mind about the home, there is no charge.

Sometimes you can show up at the house after your offer has been accepted, and something feels off.
Maybe it’s the layout you didn’t notice in the photos, or maybe your family points out things you missed. Whatever the reason, it’s not uncommon to rethink the purchase on inspection day.

And if that happens to you, and you decide at the start that the house isn’t for you, We’ll stop the inspection. No inspection report. No bill. No problem.

Why? Because we believe in putting people first. There’s enough stress in buying a home – you don’t need to feel stuck or pressured into moving forward just because you scheduled an inspection. It’s your money and your future, and you should feel good about both.

So if the house isn’t right, we’ll support you and help with the next one. That’s how we do business. Simple, clear, and always in your corner.

#2 If the home is vacant, we will run the water for the entire inspection.

No system inside your home is more tricky than the plumbing system.

In fact, more than $15.5 billion is spent each year on plumbing leaks, water damage, and the health risks it causes.

This makes the plumbing the most important system in a home.

Most new home inspectors will handle it lightly, like any other part.

But we’ve seen enough to notice the wild and damaging things that happen from ignoring this system. Even if it’s occupied or empty.

Like the time, the pipes burst in the basement of an occupied home during the cold season when the heater was running and the thermostat was set at 65 degrees.

Some would think, “No way,” but we know better.

That’s why we run water through the drains for the whole inspection.

Because sometimes plumbing problems don’t show up right away. Sometimes it takes 30 min. for a slow drip under a sink or shower to appear.

We have the know-how to let the water run carefully for two to three hours in a way that almost guarantees we’ll find it if there’s a leak – without causing any extra water damage along the way.

This is why we try not to do home inspections when the water is turned off to the house.

#3 We are a member of InterNACHI®.

Steve Rodriguez has been a member of the International Association of Certified Home Inspectors® since 2004. This is one of two organizations that create guidelines for home inspectors.

Additionally, he is a Certified Master Inspector® through InterNACHI®.

#4 We explain the results in plain English.

We’ll talk about the main areas at the end of the inspection, but we’ll do it in a way that everyone can understand.

I simplify complicated concepts, technical terms, and jargon that often make understanding the issues more confusing than they should be.

In fact, I explain them in ways my mom would understand (and she’s a 70-year-old hippie from the Bay Area, so if she can, everyone can—love you, Mom!).

#5 We check 100% of the things we can see, touch, and test.

This may come as a surprise, but certified inspectors are NOT required to check all the items in a house.

In fact, they only have to inspect a representative number of features in the average-sized property, which usually amounts to roughly 400 things.

But Bulldog Home Inspections inspects 100% of the items we can see, touch, and test during a home inspection.

This totals about 2,000 features and includes every outlet, switch, door, pane, floor, wall, ceiling, tub, shower, faucet, toilet – and everything from the roof ridge to the sump pump.

But being hands-on also means we understand HOW to inspect the items in your house that break, crack, click, buzz, arc, and leak because turning them on and off sometimes isn’t enough. Sometimes, the order of steps reveals problems that less experienced home inspectors would have missed.

We do this to provide you a complete understanding of what’s working and what’s not. Unlike some inspections that skim over areas, our goal is to offer you the information to make informed decisions about your property.

So, whether you’re buying, selling, or maintaining your Raymore building, you’ll get a home inspection that focuses on thoroughness, accuracy, and clarity.

REAL CUSTOMER REVIEW

⭐⭐⭐⭐⭐

“I have to walk away from this house.”

After looking at the issues with the house, and the lack of flexibility of the seller, I have to walk away from this house.

#6 We’ll follow-up after the inspection.

House inspection reports can be a little tricky to follow, even if you were at the inspection and focused during the conversation at the end.

That’s why we check in after your home inspection.

We want to ensure you were happy with your service, you received your report as agreed, and have no more concerns after reviewing your report.

If you notice something that doesn’t quite add up or want guidance deciding which issues need attention, we’ll go over them until you feel confident.

Your trust and peace-of-mind are important to us, and if you have any concerns later or for as long as you own your house, we’ve been in business since 2003, so we’re always just a phone call away.

#7 We are a veteran-owned business.

Steve Rodriguez is a decade-long military veteran with an honorable discharge from the U.S. Navy.

Steve began his service in 1991 as a Boiler Technician onboard the USS Wainwright (CG-28) out of Charleston, SC. After a quick stop at Great Lakes Naval Depot for Gas Turn Electrician A-school, he was next stationed onboard the USS Vandegrift (FFG-48) in San Diego, CA, where he reached the rank of E-5.

Between Charleston and San Diego, he traveled across Europe and the Middle East, gaining growth and command skills and expanding his worldview. In the mid-90s, as an E-5, he was accepted into the BOOST officer training program in Newport, RI.

After completing this year-long course, Steve studied Aerospace Engineering at Iowa State and Architectural Engineering at the University of Kansas. After leaving the Navy, he finished his college career at Avila College, where he graduated Magna Cum Laude with a degree in Finance.

After a short Wall Street stint as a bond trader at a major financial firm, Steve left NYC after the events of September 11th for Kansas City, where he decided on the home inspection profession.

Steve now owns and operates Bulldog Inspections as one of KC’s best home inspectors and its only award-winning building evaluation company. He brings the same commitment he had in the Navy to every thorough property review he performs in Raymore and beyond.
