TERMS OF SERVICE FOR BULLDOG PROFESSIONAL INSPECTION SERVICES, LLC

Welcome to Bulldog Professional Inspection Services, LLC. We are committed to providing professional and reliable home inspection services. By using our website and services, you agree to the following Terms of Service (“Agreement”). Please read them carefully.
1. ACCEPTANCE OF TERMS
By accessing our website, scheduling an inspection, or utilizing our services, you acknowledge and agree to these Terms of Service, which govern your relationship with Bulldog Professional Inspection Services, LLC (“Inspector”). If you do not agree, please refrain from using our services.
2. ABOUT BULLDOG PROFESSIONAL INSPECTION SERVICES
We are a professional home inspection company serving homebuyers, sellers, and real estate investors. Our inspections adhere to the Standards of Practice of the International Association of Certified Home Inspectors (InterNACHI®) and state-specific regulations. Our goal is to provide accurate and unbiased assessments to help clients make informed real estate decisions.
3. SCOPE OF SERVICES
Our home inspections are visual assessments of the accessible areas of a property, which include:
- Structural components
- Roofing and chimneys
- Electrical systems
- Heating, ventilation, and air conditioning (HVAC) systems
- Plumbing systems
- Interior components (walls, floors, ceilings, windows, etc.)
- Built-in major appliances
Our inspection does not include:
- Code compliance evaluations
- Future performance guarantees
- Pest, mold, asbestos, or hazardous materials assessments
- Underground plumbing, sewer lines, or concealed pipes
- Geological, environmental, or soil stability testing
We do not provide repair estimates or warranties for any property components.
4. REPORT DELIVERY
We guarantee same-day delivery of our inspection reports via email. The report reflects the condition of the property at the time of inspection only. Any subsequent issues arising after the inspection are beyond our scope of liability.
5. PAYMENT & CANCELLATION POLICY
5.1 Payment Terms
- All inspection fees are due before or at the time of inspection.
- Additional charges may apply for re-inspections or litigation services.
5.2 Cancellation Policy
- If a home inspection is canceled within 24 hours of the scheduled appointment, the Client agrees to pay 50% of the base inspection price as a cancellation fee.
6. LIMITATION OF LIABILITY
Our liability for any claims related to the inspection is limited to the total amount paid for the inspection. We are not responsible for any unforeseen defects, hidden conditions, or future property issues. The inspection report is not a warranty or guarantee.
7. DISPUTE RESOLUTION & ARBITRATION
Any disputes arising from our services shall be resolved through binding arbitration in accordance with the American Arbitration Association’s rules. If the Client initiates legal proceedings and does not prevail, the Client agrees to cover all legal costs incurred by Bulldog Professional Inspection Services, LLC.

- Our website content is regularly updated to provide accurate and trustworthy information about home inspections.
- We are a legitimate, licensed, and insured business, ensuring transparency and credibility in our services.
9. CONFIDENTIALITY & THIRD-PARTY DISCLOSURE
Inspection reports are confidential and prepared exclusively for the Client. They may not be transferred, sold, or relied upon by third parties without written consent. By initialing in the inspection agreement, the Client may authorize the Inspector to share the report with real estate agents involved in the transaction.
10. MODIFICATIONS AND SEVERABILITY
We reserve the right to update or modify these Terms of Service at any time. Continued use of our services constitutes acceptance of any changes. If any provision in this Agreement is found to be unenforceable, the remaining provisions will remain valid and binding.
