Frequently Asked Questions

Because home inspections are NOT created equal.

Since 2003, we’ve inspected over 10,000 homes and invested tens of thousands of hours making constant, daily improvements so that our service to you stays second to none.

We don’t have to do this.  That’s just how we are because we’re obsessed with delivering frictionless service and a big reason we’re not just one of the best home inspection companies in Kansas City but one of its best small businesses.

And why we’re better this year than we were last year.  Or the year before.  Or the year before that.  You get the picture.

But we’re not just experienced or fanatical about improving. We’re also different from other home inspection companies…

For example, there are a little over 400 items all home inspectors must check.

That barely scratches the surface of our inspection (shoot…we look at nearly 400 items before we even get inside).  In fact, altogether we check over 1600 items in and around your home.

Next, we explain the results in a way my mom would understand.

Now, we’re talking about a 63-year old hippie who watched the Rolling Stones at the Altamont Speedway in 1969 and still lives in the Bay Area so we make sure to write our comments – and explain our findings – with very few complicated terms or concepts (love you, mom!).

Not many home inspectors realize they can do this (and those that do don’t because it’s just too much damn trouble reversing years of routine and learning).

Plus, it takes some serious subject mastery to break down complicated remodeling, construction, and repair concepts into no-nonsense terms anyone can understand.

But the reason we do it is simple. And it’s not to insult anyone’s intelligence. Far from it.

It’s because time is a currency.

So regardless of whose hands your report lands – whether it’s yours, your family, friends, real estate agent, loan officer, insurance agent, lawyer, or a contractor there will always be swift understanding about your home’s condition so your next move is not just quick but confident.

Finally, there’s our service.

You’re the most important person in the room so we’re not only eager to respond to your call, email, or message during the day, we know that alot of your home buying homework and decision-making happens after hours.

That’s why our office is open when you are.

Whether you need to schedule a late-night last-minute appointment or want the answer to a simple question, we’re here to help.  Many times long after we should already be in bed.

So we may not be the cheapest, but we’re not the most expensive, either.

And when you consider that our customers get an average of $3,000 back after their inspection, you’ll realize we’re actually a bargain.

I’ve been a professional home inspector since 2003.

Same day.

Electronically.  Optimized for mobile.  And available from anywhere you have an internet connection.

Over 1600 items in and around your home.

This includes but is not limited to:

  1. Landscaping
  2. Exterior
  3. Roof (including attic)
  4. Every window
  5. Every door
  6. Every outlet
  7. All living areas
  8. Garage
  9. Electrical System
  10. Furnace and A/C system
  11. Plumbing System
  12. Basement or crawlspace
  13. Health, Fire, And Safety items

If we can touch it, we will test it, inspect it, and report on it. Without exception.

We call this our 100% inspection.

This is a good question because home inspectors are NOT required to walk on a roof.

Yes, I will walk on the roof.

I’m even known to walk on a roof in the snow (yes, I’ve fallen off – twice, actually).

And there are some I just can’t get on.

But I can honestly say that if it’s safe – I will ALWAYS walk it.

That’s the best way to inspect a roof because sometimes you need to be close up to find the damage.

And not just damage to the shingles, but walking on the roof lets me feel the condition of the wood deck it’s nailed to.

No.

And that’s ok.  You’re not really missing out on much.

I was an engineer both in college and the navy.  In fact, most of my college buds went on to become professional engineers or naval officers – or both.

So I understand why this might be important to you.  Especially with your home’s minutiae.

And while some might think engineers (regardless of specialty) are better or more professional than non-engineer home inspectors.

That’s just not true.

And that’s because it doesn’t matter how detail-oriented, focused, nerdy, or educated someone is in real life. It’s their inspection process that keeps them on track and makes the real difference in how well your home is inspected.

It not only determines what they inspect but the order those items are checked (if they get this wrong – or backward – it’s as if it was never inspected at all).

It takes experience to get this right.

And that’s why we fine-tune our service daily.

Now, if you can find someone who has the focus, curiosity, and detail of an engineer but can still write on a 5th-grade level then you’ve got yourself a winner.

That’s us.
