"NOT knowing much about houses actually helped"

That was way back in 2003 and it’s only because I was a blank slate.  I came from finance so most of the jargon was foreign to me.

I struggled for a few years as I learned my craft, but the experience got me to see things through my customer’s eyes and helped me realize , “if I’m confused by alot of this, they are, too.”

So I began breaking things down to a 5th-grade level.

Then in 2005, I came up with 4 core areas:

  1. Quick customer service
  2. Plain language
  3. Thorough inspection
  4. Same-day report

And that’s it.  These 4 principles have not only helped us become one of Kansas City’s highest-rated home inspection companies(1), they’ve also helped us become one of its best small businesses.

And the reason is simple…

We Only Focus On Home Inspections.

We don’t do mold testing.

We don’t do asbestos testing.

We don’t do lead-based paint, sewer scopes, stucco, septic, or even chimney scopes (we’ll help you order these services from the best shops in town).

Instead, we concentrate our considerable experience and resources on the only thing that matters finding, prioritizing, and making sure you understand all the issues in and around your home.

And I’ve performed over 12,000 inspections since 2003 (and counting).

So while the other guys dabble in other things, we commit our years of laser-focused attention into the areas of your home they overlook to uncover the details they miss.

Would You Dare Turn Down $3,500? (2)

Of course not.  But you might if you chose another inspection company.

You see, in the hundreds of follow-up discussions we’ve had over the years, we’ve found that you can expect an average of $3,500 (sometimes upwards of $40,000) in repairs, concessions, and price reduction after your home inspection.(2)

That’s an average return of 786%.(3)

What could you do with that?

Bathroom remodel?

Family vacation?

Paint the house?

New refrigerator?

New washer and dryer?

Well, Here Are Just A Few Recent Customers Who Saw This Kind Of Return (and more):

  • Mark S. from Shawnee got a 15-year-old roof completely removed and replaced with a brand new $9,000 40-year roof because hail damage caused water leaks above his living room and dining room ceilings (damage that was missed by a previous home inspector because he didn’t even walk on the roof).
  • Steven G. from Lee’s Summit got $6,500 worth of foundation and basement repairs completed before he even moved in, which stopped the water that was leaking through the foundation and creating deadly mold behind the drywall – mold he didn’t even know was there.
  • Scott T. is a real estate investor from Colorado who got over $3,100 in plumbing drains professionally replaced in his rental property when it was discovered that his drain lines were cracked and he had a major tree root problem lurking in his front yard.
  • Oh, then there’s Brandon H. from Liberty who had $4,300 worth of electrical work done before he even closed on the home that included new electrical service and new main panel because the old service was unsafe and the original panel was not only recalled by the manufacturer, but also full of deadly homemade wiring just waiting for the right time to arc, spark, and catch fire.

You get the picture.

NICE JOB STEVE–YOU SAVED ME THOUSANDS IN COSTLY BASEMENT REPAIRS. YOUR PROFESSIONALISM AND THOROUGHNESS REALLY MADE AN IMPACT

– M. WANG, OVERLAND PARK, KS.

Here's Exactly What To Expect:

1) Our goal is to help you thoroughly understand the condition of your new home.

Not tell you to buy it.

Or not to buy it.

Those are your decisions.

We just want to make sure you understand the inspection findings clearly and completely before you leave.

2) We’ll answer all your questions and address any concerns.

Try to show up, get involved, and ask questions.

This is an opportunity to learn from the only person qualified to help you understand your home inside and out.

3) You’ll get your report the same day.

The clock’s ticking.

And we know you’ve got important decisions to make – fast – so you’ll never have to wait for your home inspection report.

4) You’ll get a quick follow-up call the next day.

Your report contains alot of information.

And sometimes you’ll have a question or two after you read it.

So instead of waiting for you to call us, we’ll call you.

Just to make sure you got the report and still have no questions.

5) Finally, we’ll help you with any problems or questions for as long as you own the home.

YOU MADE THINGS EASY TO UNDERSTAND FOR SOMEONE WHO DOESN’T KNOW MUCH ABOUT HOME REPAIRS.

– S. MURRAY, KANSAS CITY, MO.

THE 5 THINGS YOU NEED TO KNOW BEFORE WE WORK TOGETHER

The home inspection is not always the most intuitive or straightforward part of the home buying process.

So it’s not unusual for a little mystery and confusion to creep in as you’re shopping around.

This can lead to questions like…

  • Why are all the prices different?
  • What should I expect?
  • What happens if something gets missed?

These are important and should be answered upfront.

So let’s clear the smoke…

#1 - I CANNOT SEE THROUGH WALLS

Sometimes customers expect me to have x-ray vision.

I get it.

I’d want that, too.  Especially if I were you.

Because it’s the things we can’t see that scare us.

In fact, if I could choose a superpower, X-ray vision would be my second choice.

Talk about cornering the market.

No one else would stand a chance.

Unfortunately, it’s just not possible.

Fortunately, our 12,000+ inspections have sharpened our senses to the point where we can spot inconsistencies and hidden issues like an eagle spots a field mouse.

Plus, all of our home inspections are guaranteed.

#2 – I’M NOT THE CHEAPEST HOME INSPECTOR IN TOWN

Why?

#1 Because home inspections are NOT created equal.

Since 2003, we’ve inspected over 12,000 homes and invested tens of thousands of hours improving our service while also creating methods that help us avoid common problems.

We don’t have to do this.  We do it because it makes our lives easier to give you better service.

This is the reason we’re better this year than we were last year.

Or the year before. Or the year before that.

But we’re not just experienced or obsessed with improvement.

#2 We’re different from other home inspection companies.

For example, home inspection companies are required to ONLY check a little over 400 total items in and around the home (not to mention they’re NOT required to walk on the roof or open the electric panel).

That barely scratches the surface for us (shoot…we look at nearly 400 items before we get inside – and yes, I will always walk on the roof if I can).

In fact, our MaxInspect™ Inspection System not only checks 100% of the items we can touch in and around the home, it also integrates our Gravity Flow™ Process which mimics how homes degrade in order to fully locate and understand the scope of each defect.

And because it’s not enough to just be thorough, we also check certain items in the proper order so all the mystery glitches are flushed out, found, and reported; giving you maximum leverage during negotiations and a crystal clear picture of what you’re buying.

#3 Next, we explain the results in a way my mom would understand (love you, mom!).

Now, we’re talking about a 67-year old hippie who saw the Rolling Stones play at the Altamont Speedway in 1969.

So we created our 4Key™ Comment Method to dig deeper than other inspection companies by answering the 4 key questions EVERY report MUST ask in order to:

1.  Dig deeper into each defect to fully reveal its cause and extent of damage

2.  Answer your most burning questions so you have all the information you want when you want it without confusion or wasting precious time tracking down your agent or myself to get the answer.

This also helps you get more information for better understanding (because if information gets lost, you can’t use it).

There are not many home inspectors who know what it takes to give you the best home inspection possible.

And no one else goes to these lengths because it’s just too much trouble.

But the reason we do it is simple.

Time is precious.

So no matter who sees your report – whether it’s your family, friends, real estate agent, loan officer, insurance agent, lawyer, repair person or just yourself in 2 or 3 years, you’ll never question what was wrong or where it is.

#4 Our service

We’re not only standing by during the day, we know alot of your home buying homework happens after hours.

That’s why we’re open when you are.

And whether you need to book a late-night last-minute appointment or just have a simple question, we’re here to help.

Many times long after most people go to bed.

So we may not be the cheapest, but we’re also not the most expensive.

And when you consider there’s a good chance you’ll get back more than you invest, you’ll realize we’re actually a bargain.

#3 – I’M NOT PSYCHIC (UNFORTUNATELY)

can’t predict the future.

And as much as I want to, it’s not possible (this superpower would be my first choice).

I’ll never be able to tell you if something will break, leak, or crack within the next hour let alone the next week, month, or year.

I wish I could, but I can’t.

No one can.

I can only see what’s happening now and look for past problems to help avoid future issues.

Some folks don’t like this – or won’t accept it – but, they must – just like you.

Thankfully, it’s not all doom and gloom.

Because we take your home inspection very seriously.

So if something pops up or falls through the cracks after you move in we’ll work with you to find a solution.

#4 – I’M NOT PERFECT

Man, my ex-wife would have fun with this one.

But this should come as no surprise to you because nobody is.

Shoot, pro baseball players make millions and only get it right 25% of the time.

Sometimes I’m running behind and sometimes things do get overlooked, information gets misunderstood, and people get upset.

It doesn’t happen often anymore, but it’s still a possibility.

And I’m not embarrassed to say I’ve messed up plenty in my career:

In fact,

“What do you get when you cross a new home inspector with a garage door opener and a 12-pack of soda?”

It was messy.  In fact, I never saw that Realtor® again.

But those are the kind of mistakes you suffer through to get good at something.

Bottom line…I do not take them lightly (I wouldn’t still be in business if I did).

And that’s why I have insurance, warranties, and guarantees.

So if something goes wrong later you can relax knowing we’ll work toward a real, fair solution.

If it’s something I missed I’ll take responsibility and make it right.

The only perfect home inspector is one who’s never actually inspected a house and you don’t want to be on the receiving end of that deal.

It’s nothing personal (which brings up my last point).

THIS IS MY SECOND TIME USING STEVE. I WILL CONTINUE TO USE HIM. HE IS PROFESSIONAL, HELPFUL, VERY KNOWLEDGEABLE, AND A “MUST HAVE” WHEN MAKING A HOME PURCHASE.

– B. THOMPSON, BLUE SPRINGS, MO.

#5 – FINALLY, IF SOMETHING GOES WRONG AFTER YOUR INSPECTION PLEASE DON’T TAKE IT PERSONALLY

Regardless of what some people think, we care about you and your home.

But home inspections are more of an art than science.

It’s a combination of finesse, skill, experience, commitment, talent, and training.

And no matter how gifted the inspector, how thorough the inspection, or how hard he tries, something will inevitably go wrong.

It’s just a matter of time.

Nobody’s perfect and no one can predict the future, remember?

Besides, a house is already immensely complex, hiding most of its important parts inside walls, under floors, above ceilings, and behind the insulation.

Not to mention all the furniture, appliances, TVs, clothes, boxes, and shelves (which we can’t move, by the way) that get in the way of everything else we want to see, touch, smell, and feel.

This all creates some pretty big obstacles, but an experienced home inspector develops an intuition that allows him to find most of these hidden problems, anyway.

But as I said before…it’s impossible for a home inspector to find everything or know when something might break, crack or leak.

So if something goes wrong after your home inspection, don’t forget that your home inspector is only human and did the best he could.

Just contact him and try to work out a reasonable solution to get the issue resolved.

STILL HERE? GOOD. HERE’S MY CHALLENGE TO YOU:

Trust your gut and call us at 816-564-3081 to schedule your home inspection.

We will answer your call or respond to your message.

You have nothing to lose.

You get a simple money-back guarantee (If you show up and get involved, but don’t feel it’s worth your time or money you don’t pay us – period).

So all the risk is on me (that’s no misprint).

Pretty simple, right?

Go ahead and make the call…I know you’ll be thrilled.
