Our Story

NOT knowing much about houses actually helped

That was back in 2003.

I’d just moved back to Kansas City and had never heard of home inspections.

And since it was all new, I had to learn in simple terms.

Little did I know, this would help me do the same thing for my clients.

But the early years were rough.

I was trained well, but I didn’t stand out.

And when the real estate market crashed in 2008, I had to find a second job.

Then I got fired. Then got fired again from my next job.

I got the hint to go all in with home inspections, but I needed to do something different.

First, I left my franchise and started Bulldog Professional Inspection Services.

Then, I started asking questions.

I learned 5 things homebuyers, real estate agents, and real estate investors want:

  1. A thorough home inspection
  2. Great service
  3. Simple explanations
  4. Same-day report
  5. Follow-up afterward for questions

It would be a while to work it out, but I knew I was on the right track.

I kept working and testing to get better every day. And it worked.

Today we are NOT ONLY one of the best home inspection companies in Kansas City, but also one of its best small businesses.

And it’s easy to understand why…

We Focus On 1 Thing: Home Inspections

Professional home inspections is NOT JUST a service, it’s a profession.

It takes years to master because your home is NOT JUST an investment worth hundreds of thousands of dollars (sometimes millions), it’s an engineering marvel that controls humidity, temperature, water, natural gas, electricity, along with all the issues that come with stuffing these systems inside a wooden box that gets used and abused by people and the elements every single day.

And the same way you don’t take your home lightly, we don’t take our task lightly, either.

That’s why we aren’t the jack of all trades just to become ‘pretty good’ at several things.

Instead, we concentrate on mastering the ONLY thing that really matters: Finding, prioritizing, and helping you understand the issues in and around your home so there are not surprises later.

Period. And I’ve personally uncovered TENS-OF-THOUSANDS of defects in 14,000+ Kansas City area homes of all ages, sizes, circumstances, and conditions since I became a home inspector n 2003.

That means, while others dabble, we’ve committed our years of laser-focused attention into the areas of your home they overlook to uncover the details they miss.

Would You Turn Down $12,000?

Probably not.  But you might if you chose another inspection company.1

You see, in the hundreds of follow-up discussions we’ve had over the years, we’ve found that you can expect an average of $12,000 (sometimes $80,000) in repairs, concessions, and price reduction after your home inspection.1

That’s an average return of 786% on your investment.2

What could you do with that?

  • Bathroom remodel?
  • Family vacation?
  • Paint the house?
  • New refrigerator?
  • New washer and dryer?
  • New car?

A Few Who Saw Results Like This (and more):

Mark S. from Shawnee got a 15-year-old roof completely removed and replaced with a brand new $9,000 40-year roof because hail damage caused water leaks above his living room and dining room ceilings (damage that was missed by a previous home inspector because he didn’t even walk on the roof).

Steven G. from Lee’s Summit got $6,500 worth of foundation and basement repairs completed before he even moved in, which stopped the water that was leaking through the foundation and creating deadly mold behind the drywall – mold he didn’t even know was there.

Scott T. is a real estate investor from Colorado who got over $3,100 in plumbing drains professionally replaced in his rental property when it was discovered that it cracked his drain lines and he had a major tree root problem lurking in his front yard.

Oh, there’s Brandon H. from Liberty who had $4,300 worth of electrical work done before he even closed on the home that included new electrical service and new main panel because the old service was unsafe and the original panel was not only recalled by the manufacturer, but also full of deadly homemade wiring just waiting for the right time to arc, spark, and catch fire.

You get the picture.

Just to make sure you got the report and still have no questions.

5) Finally, we’ll help you with any problems or questions for as long as you own the home.
